Who we serve

The homes and workplaces of western Queens, and the people responsible for them

A co-op kitchen, a brownstone parlour and a restaurant fit-out are three different trades sharing a name. What changes is who has to approve it, what the building will permit, how much notice the neighbours get, and what happens to the business or the household while the work runs.

Apartments, co-ops and condos — remodeling in Woodside, Queens, NY

Apartments, co-ops and condos

The bulk of what we do. A board that meets monthly, an alteration agreement with teeth, a building engineer to satisfy, elevator bookings, and neighbours on all six sides. We have filed enough of these packages to know which paragraph your building will argue about.

Row houses and single-family homes — remodeling in Woodside, Queens, NY

Row houses and single-family homes

The attached and semi-attached brick houses of Woodside, Sunnyside and Maspeth. Load-bearing party walls, a rear extension everyone wants, a cellar that floods once a decade, and a stair that has to stay exactly where it is.

Brownstones and historic homes — remodeling in Woodside, Queens, NY

Brownstones and historic homes

Plaster cornices, original parquet, marble mantels and joinery that was made by hand before anyone alive was born. We repair and match rather than strip and replace, and we know when a landmark review is genuinely required.

Offices and professional workplaces — remodeling in Woodside, Queens, NY

Offices and professional workplaces

Fit-outs sized around a lease date and a landlord's building rules. Most of the noisy work happens before nine or after six, and we deliver in phases so a floor can keep trading while the next one is built.

Retail and hospitality — remodeling in Woodside, Queens, NY

Retail and hospitality

Shops, showrooms and small restaurants where every week not open is money. Tight programmes, landlord approvals, and a shopfront that has to look finished the day the doors open.

Restaurants and cafés — remodeling in Woodside, Queens, NY

Restaurants and cafés

Front of house that has to photograph well and back of house that has to pass inspection. We build both, and we sequence them so the kitchen sign-off is never the thing holding the opening.

Medical and professional suites — remodeling in Woodside, Queens, NY

Medical and professional suites

Consulting rooms, treatment suites and practices that need to feel calm rather than clinical. Sound separation between rooms is the detail nearly everyone under-specifies, and it is the one patients notice.

Property managers and boards — remodeling in Woodside, Queens, NY

Property managers and boards

One point of contact, certificates of insurance on file before we arrive, photographs against every invoice, and reporting a managing agent can pass upward without rewriting it.

For boards and managing agents

A package that survives a board meeting

Most of what makes a co-op renovation difficult is not the construction. It is that somebody has to approve it in a room you are not in, working from a document you did not get to explain.

So we write for that room. Drawings to the standard your building's engineer expects, insurance certificates naming the right entities at the right limits, licences current, and a schedule that already respects the building's work hours and prohibited months. Packages are rarely rejected on design; they are held for a missing certificate.

  • Alteration agreement package prepared in your managing agent's format.
  • Certificates of insurance on file before we arrive, additional insureds named where required.
  • The building engineer's queries answered directly by us, usually within two days.
  • Common parts and service elevator protected from the first delivery, inspected with the super.
  • A letter to the affected apartments before we start, with dates, hours and a number to call.

Whatever the building

The part that never changes

Somebody measures it properly. You get drawings, a palette and one fixed price — before anything is demolished, and in writing.

A fixed price, and a drawing set you actually own

You get measured drawings, elevations, a finish schedule and one number before demolition day — not an allowance-riddled estimate that discovers a second budget halfway through. The drawings are yours whether or not you build with us.

Our own carpenters, on our own payroll

The people in your apartment are employees who have worked together for years. The same foreman is there on day one and on handover day, and you have his number rather than a dispatcher's.

A material library, not a catalogue

Our studio on Skillman Avenue holds real stone, veneer, tile and cloth you can carry to the window. We specify and install for twelve design and furniture houses, several of them fashion houses with interiors divisions, so the kitchen and the furniture in it can finally be decided in one conversation.

Licensed, insured, permitted and warranted on paper

We file the permits, we prepare the co-op or condo alteration package, we carry the insurance the building demands, and the workmanship warranty is a document handed to you at the end — not a sentence said to you at the beginning.
